All new builders and renovators / developers must consider that most areas of Perth are now designated bush fire areas. Following devastating bushfires in the Shire of Mundaring, as well as recent fires in the Shire of Kalamunda and Shire of Swan, the government has legislated to plan new dwellings and renovations with regard to Bushfire Attack Levels. This means that most new homes and major renovations in Perth must be constructed in accordance with the Construction of Buildings in BushFire Prone Areas to protect lives and property. For most new home builders or renovators this means that the budget of the build can increase dramatically depending on where you build and what materials you build from based on the bush fire attack level. A preliminary BAL assessment will allow us to run through with you all possible multiple building scenarios from building placement to materials use - and help you plan & build with confidence. We can even assess for building compliance during the build. To determine the fire rating and allow you to plan before you build we can undertake a preliminary BAL assessment for you to determine what type of vegetation, land slope and construction location and methods are being proposed. Ask us to check your bush fire construction methods to ensure building compliance. Typically Western Australian building industry has a very poor grasp of BAL provisions for the construction of homes in bush fire prone areas. As at this time we have yet to inspect a home which has 100% correct installation of BAL components. You wouldn't accept a missing splashback tile in your bathroom, so why should you accept a missing BAL component when the consequences are so much more significant.
